Membership Terms

The terms of membership.

Effective October 12, 2026. By applying for or holding a RealtorYeti membership, you ("Member") agree to these terms with RealtorYeti ("we", "us").

1. Membership

Membership is by application, and we may approve or decline any application. Each market has a limited number of memberships. A membership belongs to the named Member and can't be transferred, except for team seats included with a Sovereign membership.

2. What the membership includes, with no carry-over

A membership includes storage of your items in the Vault (up to your membership's item limit) and a set number of open house services per billing cycle. Each open house service covers placing and collecting your directional and feature signs. Open house allowances renew at the start of each billing cycle. Ones you don't use expire at the end of the cycle. They don't carry over, can't be refunded and can't be exchanged for credit.

Listing posts, lockboxes, rider swaps, additional open houses and additional signs are not included. They are billed per service at the rates published when you book, and appear on your next invoice. Standard services are scheduled on our next route within two business days. Priority service and travel outside Calgary city limits carry the published surcharges.

2a. Initiation fee and founding membership

New members pay a one-time initiation fee (shown when you join) on their first invoice. It covers collecting, inspecting, cleaning, tagging and cataloguing your items in the Vault, and is non-refundable. It is waived for Sovereign memberships and for founding members. Founding members also keep the published founding discount on their membership fee for as long as the membership stays continuously active.

3. Who is responsible for property, and when

All signs, posts, riders, panels and lockboxes you give us remain your property. Responsibility depends on where the property is:

In our care: the Vault and our vehicles. From the moment we collect an item until we place it, and from the moment we collect it back until it's returned to the Vault, we are responsible for its safekeeping. If an item is lost, stolen or damaged while in our care, we will repair or replace it, or reimburse its reasonable replacement cost, at our choice.

Deployed in the field: at the member's risk. From the moment an item is placed at a property, roadside or any other location until we collect it, it is at your risk. RealtorYeti does not accept liability for damage, loss, theft, vandalism, weather damage, or removal by third parties or authorities of any item while it is deployed. This includes lockboxes and anything inside them.

Every placement and every collection is photographed and time-stamped, and those records show when an item moved into or out of our care. If we notice damage or a missing item when we collect it, we will tell you promptly with photos. At your request and expense, we can arrange a replacement or reprint. If you want coverage for items while they are deployed, you are responsible for arranging your own insurance.

4. Lockboxes and keys

You are responsible for the lockbox, its access code, and any keys or access devices inside it. We will install and remove lockboxes as you instruct and confirm each with a photograph. We do not hold or manage codes beyond what is needed to carry out the service, and we are not responsible for any access to a property through a lockbox.

5. The Service Guarantee

We guarantee the service. If we don't complete a confirmed placement within the time window confirmed in your booking, that service is free of charge. It won't count against your allowance, and if it's an additional service it won't be billed. This is your only remedy for a late or missed service.

Weather promise. If hail, ice, high winds or other conditions make placement unsafe in our reasonable judgment, we will reschedule at no charge, and the service will not count against your allowance.

The guarantee doesn't apply if a service is prevented or delayed by circumstances outside our reasonable control. These include severe weather that makes placement unsafe, road closures, inaccurate booking details, restricted access to a location, and instructions from a property owner, condominium board or municipality.

6. Placement and compliance

We place signs at recommended locations or at locations you choose, in line with City of Calgary and municipal sign bylaws as we understand them. You confirm that you have the right to place signs at any private location you choose. If a sign is removed by a municipality, a community or condominium association, or a property owner, we are not liable, and any fines or fees that result are your responsibility.

7. Booking and cancellation

8. Billing

All prices are in Canadian dollars. GST (and any other applicable tax) is charged in addition and shown separately on every invoice. Memberships renew automatically each month or year until cancelled. Annual memberships are paid in advance. You can cancel at any time, effective at the end of the current billing cycle. Fees already paid aren't refunded. Founding member pricing stays in place only while the membership is continuously active.

9. Limitation of liability

To the fullest extent allowed by law, our total liability arising from the membership or services is limited to the membership fees you paid in the one month before the claim. For property lost or damaged while in our care (section 3), our liability is limited to the reasonable replacement cost of the item. We are not liable for indirect, incidental or consequential losses, including lost commissions, lost sales or lost opportunities.

10. Ending a membership

When a membership ends, you must collect your stored property within 30 days, or ask us to deliver it for a delivery fee. Property not collected after 60 days, and after written notice to you, may be disposed of.

11. Governing law

These terms are governed by the laws of the Province of Alberta and the federal laws of Canada that apply there. The courts of Alberta have exclusive jurisdiction.

12. Changes

We may update these terms or our membership rates with 30 days' notice by email. If you keep your membership after a change takes effect, you accept the updated terms.
